Commercial Real Estate
Commercial
engagements,
by introduction
Realty Metro Group accepts commercial real estate engagements by referral or introduction — a deliberate posture that keeps our attention on each client's transaction and aligns us with clients who value depth over breadth.
Sales, acquisitions, tenant and landlord representation, investment sales, and land brokerage — led directly by the principal broker, with graduate-level training in real estate development and planning.

Capabilities
What we
handle
Commercial engagements span asset classes, sides of the table, and transaction structures. What we bring to each is the same: disciplined underwriting, honest counsel, and direct principal engagement.
Request an introduction- 01Sales & acquisitions
Representation on the sale or acquisition of commercial assets — office, retail, industrial flex, and mixed-use. Underwriting-first approach, disciplined price discovery, and transaction structuring aligned to the client's hold thesis.
- 02Tenant & landlord representation
Lease negotiation and market positioning for tenants seeking commercial space and for landlords positioning assets for lease. Focus on lease structure, escalation terms, and long-horizon economics — not just headline rate.
- 03Investment sales
Income-producing property engagements — from single-asset multifamily and small-balance commercial through mixed-use. Cap rate, NOI, and stabilized value modeled honestly, with sensitivity analysis provided to the client.
- 04Owner-user transactions
Representation for business owners acquiring commercial real estate for operational use. SBA financing coordination, site suitability analysis, and long-term cost-of-occupancy modeling.
- 05Land & development sites
Site brokerage for developers, family offices, and institutional partners. Entitlement risk assessment, highest-and-best-use analysis, and coordination with our development platform where a co-development structure fits.
Credentials
Graduate depth, regulatory authority
Commercial transactions reward preparation, not improvisation. The credentials below reflect graduate-level training in the disciplines that determine what a commercial asset is worth, what it can become, and how a transaction actually gets structured.
Graduate training in real estate development
MRED — Master of Real Estate Development. Graduate-level training in feasibility analysis, capital structure, entitlement, construction, and disposition — the full development lifecycle, not just the transaction moment.
Graduate training in planning
MUEP — Master of Urban and Environmental Planning. Graduate-level training in land use, zoning, entitlement environments, and the planning frameworks that determine what commercial and mixed-use assets can actually become.
Designated broker
Arizona Designated Broker (License # AZ: BR529632000). Full regulatory authority to designate, supervise, and hold responsibility for commercial and residential brokerage activity in Arizona, with additional brokerage offices in California.
Multi-disciplinary depth
Additional graduate degrees in law-adjacent and public administration disciplines (MLS, MPA) — bringing legal literacy and institutional-process fluency to complex commercial transactions.
Approach
How we
work
Selective engagement, underwriting-first analysis, direct principal involvement, and honest counsel — these four things define how commercial transactions are handled here. Not slogans. Operating principles.
- 01Selectivity
We take on commercial engagements by referral or introduction. That posture is deliberate — it keeps our attention on each client's transaction, not on inbound volume, and it aligns us with clients who value depth over breadth.
- 02Underwriting first
Every engagement begins with the underwriting. Before positioning an asset, before marketing to buyers, before drafting a letter of intent — we understand the deal at the number level and structure our advice from there.
- 03Direct principal engagement
Commercial engagements are led directly by the principal broker — not delegated. That means the client speaking with us at the introduction is the same person structuring the transaction at the closing.
- 04Honest counsel
We tell clients what we would do with their capital if it were ours. Sometimes that means recommending they walk away from a deal. The relationship is longer than any single transaction, and honest counsel is the entire currency.
Commercial engagements are led directly by Andre-Paul Maddox, MRED, MUEP — Designated Broker, Realty Metro Group.
